Repointing or rebuild, an honest look
Not every tired-looking chimney needs rebuilding. Often a repoint and new leadwork puts it right for years. If the stack is genuinely leaning or the brickwork has gone, we will show you why a rebuild is the safer option, but we will always start from what actually needs doing rather than the biggest job. It is the repair-first honesty our customers value across all our work.
Getting safely up to the stack
A chimney sits at the highest and most exposed point of the house, often straddling the ridge. Depending on the stack and the pitch, we reach it with roof ladders or scaffolding, and we protect the tiles or slates around it so the repair does not create a new leak. Old mortar, broken pots and lead offcuts are bagged and lowered, not thrown, and the gutters below are cleared of debris before we leave.
What affects the price of chimney work
The biggest factors are access and how much of the stack has failed. A small stack on a bungalow reached from a roof ladder is a very different job from a tall shared stack on a two-storey semi that needs scaffolding. Renewing the flashing or flaunching alone costs far less than repointing the whole stack, and a rebuild or removal is the largest job. We inspect it from the roof and give you a fixed written price, with no callout fee.
How a chimney repair is done
- Inspect from the roof. We look at the flaunching, pots, pointing and the lead where the stack meets the roof, and trace where water is getting in.
- Set up access and protect the roof. Roof ladders or scaffolding go up, and the surrounding tiles or slates are protected.
- Repair what has failed. Raking out and repointing, new flaunching around the pots, new lead flashings, or a rebuild or removal where that is the honest answer.
- Pots, cowls and a final check. Loose pots are rebedded, unused flues capped with a vented cowl, and the flashings checked before we come down.

Why chimneys leak
Most chimney leaks come from one of two places: failed lead flashing where the stack meets the roof, or worn mortar that lets water into the brickwork. Both are fixable, and catching them early stops water tracking down inside the chimney breast and staining ceilings and walls. If you have a damp patch on a wall or ceiling near the chimney, the stack is the first place to look. The longer it is left, the further the damage spreads into the plaster and timber around it.

Why is my chimney leaking?
Usually it is failed lead flashing where the stack meets the roof, or worn mortar letting water into the brickwork. Both are fixable, and we will find which it is and put it right before it stains your ceilings and spreads into the plaster around the chimney breast.
Can I share the cost of a chimney repair with my neighbour?
On semi-detached and terraced houses the stack is often shared, so repairing it as one job with your neighbour usually makes sense for both of you and means one set of access. We can quote for the whole stack and explain which parts sit on each side of the roof.
Do I need to rebuild my chimney or just repoint it?
Often a repoint and new leadwork is all it needs. A rebuild is only necessary when the stack is leaning or the brickwork has gone, and we will show you why if that is the case. We always start from what actually needs doing.
Can you remove a chimney I no longer use?
Yes. We can take a redundant stack down, remove it below the roofline if you prefer, and make the roof good and watertight where it was, so you would never know it had been there.
Can you cap off an unused chimney?
Yes. We fit cowls and caps to keep rain and birds out of an unused flue while still letting it breathe, which helps prevent damp in the chimney breast.
