How we put a lintel right
A lintel is the beam that carries the wall above a window or door, and when one fails you see cracks, sagging or brickwork on the move. What affects the price of a lintel replacement
Three things drive it: the width of the opening, what the wall above is made of, and how the outside is finished. A narrow lintel over a back door in a block wall is a smaller job than a wide lintel over a front bay window in brick. Houses finished in roughcast also need the render patched and matched around the new lintel. We look at the opening, the cracks and the wall above, then give you a fixed written price with no callout fee.
How a lintel is replaced
- Assess the crack. We look at the pattern of cracking, the frame and the wall above to confirm it is the lintel and not settlement elsewhere.
- Support the wall. Temporary props and supports go in above the opening before anything is removed, so the load is carried safely.
- Remove and replace the lintel. The failed concrete or steel lintel comes out and a new one sized for the opening and the load goes in, bedded on proper bearings.
- Make good. The brickwork or blockwork above is rebuilt and repointed, or the roughcast patched and matched, and the props come out once the new lintel is carrying the wall.

How do I know if my lintel has failed?
The usual signs are cracks in the brickwork above a window or door, a frame that has started to stick or drop, or a visible sag above the opening. If you spot any of these, it is worth getting it looked at before the movement spreads through the wall.
Is a cracked lintel serious?
It should be looked at, but it is rarely a cause for panic. Most lintel problems are common and straightforward to put right, especially when they are caught early. We will tell you honestly how serious yours is, and if it is nothing structural we will say so.
Could the crack be something other than the lintel?
Yes. Cracks above openings can also come from settlement, a failed wall tie or render that has simply cracked with age. Stepped cracks from the corner of the frame and a sticking window point to the lintel. We check the pattern before recommending anything, so you do not pay for a replacement you do not need.
Do you replace concrete and steel lintels?
Yes. We repair and replace both concrete and steel lintels, fitting a new one rated for the load above the opening and making good the brickwork or render around it.
Will I be able to see where the work was done?

Do you need to remove the window to replace a lintel?
Usually not. The wall above is propped and the lintel replaced from the outside, with the window left in place. If the frame has dropped or distorted because of the failed lintel, we will tell you before we start whether it needs attention afterwards.
