Newer estate roofs in Larbert

A lot of Larbert is newer than it looks from the main road. Estates like Kinnaird have gone up over the last twenty-odd years, and their roofs are built differently from the older houses around Larbert Cross: concrete tiles, valleys where two roof slopes meet and, on many of them, ridges held on with clips instead of mortar. Kerse Roofing & Building are roofers covering Larbert and Stenhousemuir from our yard in Laurieston, and most of what we fix here comes down to how these roofs are put together.

Conservatory roofs in Larbert

Plenty of Larbert and Stenhousemuir homes added a conservatory in the 1990s and 2000s. Twenty years on, many of those roofs leak at the joints, rattle in the rain, and make the room too cold to use in winter. We do two things with them. If the frame and roof are basically sound, we repair the leak; we will tell you if that is all it needs. If the roof has had its day, we replace it with a solid, fully insulated tiled roof, so the conservatory becomes a room you use all year. See our conservatory roofs page for how a conversion works.

Stenhousemuir and the older streets

Much of Stenhousemuir is mid-century housing, where original tiled roofs and wooden fascias are reaching the end of their life. There, the jobs are more often re-roofing, new uPVC roofline and chimney repairs. Around Larbert’s older streets you will still find slate and stone, which we repair with matching materials rather than patching with whatever is to hand.

Roofing work we do across Larbert and Stenhousemuir

  • Roof repairs: slipped valley tiles, lifted ridges, cracked or missing tiles and leaks traced to their source.
  • Emergency roof repairs: a ridge lifting or a tile hanging off after a storm, made safe on the day if at all possible.
  • Conservatory roofs: leaking roofs repaired, or old glass and polycarbonate roofs replaced with a solid, insulated one.
  • New roofs and re-roofing: full replacements for roofs past repairing, with tiles you pick from samples first.
  • Guttering, fascias and soffits: sagging gutters and tired wooden roofline replaced with uPVC.
  • Flat roofs: garage and extension roofs re-covered so they stop ponding and leaking.
  • Roof cleaning: moss cleared before it lifts tiles and blocks gutters.

Where newer estate roofs let go

Modern roofs are designed to go up quickly, and most of them stay sound for years. When they do fail, it tends to be in the same few places:

  • Valleys. The channel between two slopes carries a lot of water, and the cut tiles along it are the first to slip. A loose valley tile often turns up in the gutter or on the drive before anyone notices a leak.
  • Dry-fix ridges and verges. Plastic clips and caps replace mortar on newer builds. They do not crack, but a clip that was never fixed properly can work loose in a gale and let the ridge lift.
  • Concrete tiles. They are heavy and hard-wearing, but the nibs and fixings that hold them can fail, and matching an older profile on a part-repair takes some hunting.

One Kinnaird customer found a tile in her gutter, sent us a few photos, and had the valley fixed the next day, with an explanation of why it had come loose. That is the usual pattern here: a small fault, caught early, put right properly.

I needed a few valley tiles fixed back into place on my roof, after spotting a tile in my gutter. When I called John, he got me to send a few photos, and quickly responded to give me a good price for the repair… They were great, and explained why they had came loose, and fixed them quickly.

I am most pleased with the workmanship and work ethic of the Kerse team who replaced my flat roof. The team were on time and incredibly hard working, neat, most polite and anxious to please. Though the job got delayed two days due to rain, they more than made up for it by completing work in less than 2 days. I would fully recommend Kerse roofing to anyone looking for excellent service!

Questions from Larbert homeowners

Why do valley tiles come loose?

The cut tiles along a valley sit on a narrow edge and take the heaviest run of water on the roof. If they were not fixed securely when the house was built, wind and frost gradually work them loose. Refixing them properly, and checking the valley lining underneath, usually solves it.

Should I repair or replace my conservatory roof?

It depends on the roof. If the leak is at a joint or seal and the rest is sound, a repair is often all it needs. If the panels are failing or the room is unusable in winter, a solid insulated roof is the better long-term fix. We will tell you which applies.

Do you cover Stenhousemuir and Carronshore?

Yes. We cover all of Larbert and Stenhousemuir, plus Kinnaird, Carron, Carronshore, Antonshill and Torwood. Our yard in Laurieston is about fifteen minutes away. Somewhere else nearby? Ring and check.

Can you match the tiles on a newer house?

Usually, yes. Most estate roofs use standard concrete tile profiles that are still made, and where a tile has been discontinued we track down the closest match we can. We will show you what we plan to use before the work starts.

Can you come out the same day?

Often. For urgent leaks and storm damage we aim to get out the same day during working hours. We do not run a 24-hour service, but a lifted ridge or a hanging tile gets made safe first, and the permanent repair is quoted after.
