When a roof is past repairing, a new one done properly should last you decades and take the worry away for good. What a new roof costs
A simple gable roof on a bungalow and a hipped roof with valleys, dormers and a chimney are very different jobs, and scaffolding is priced to suit the house. The covering you pick matters too: concrete tiles, clay tiles and natural slate all cost different amounts, and any rafters or sarking that need replacing are added once the old roof is off. We cost all of this at the survey, so the figure in writing already allows for what we expect to find.
Tidy work, minimal disruption
Scaffolding goes up first so the old slates and battens come down in a controlled way rather than onto the garden. We only strip as much as we can cover with membrane the same day. Nails, broken tile and offcuts are cleared at the end of every day, and one customer’s review mentions us sweeping the garden with a magnet to pick up nails before the dog went out.
How your new roof happens
- Measure and look underneath. We check the rafters and sarking from the loft as well as the covering outside.
- Pick your tiles. We bring samples so you can see the colour and profile against your house before anything is ordered.
- Strip, membrane and batten. The old covering comes off in sections, breathable membrane and new treated battens go on, and it is watertight each night.
- Tiles, ridges and details. Tiles or slates are laid, the ridge and hips are finished, and flashings, valleys and verges are completed before the scaffold comes down.

Do I need to be home while the roof is replaced?
No. Most people carry on as normal, since we work from the scaffold outside. We will ask for access to the loft at the start to check the timbers, and we let you know each day how far we have got.
What happens to my old roof tiles?
We take the old roof away with the battens, felt and rubbish, so nothing is left lying in your garden. If some slates are sound and you would like a few kept back for future repairs, just ask before we start.
